We are now accepting requests for 2010 rental requests! Please email the dates requested and we will respond within 48 hours with confirmation of receipt of your request and instructions for securing your reservation. TERMS & CONDITIONS

Reservations
Reservation dates are indicated on the last page of this contract. Deviations can be made on a last minute basis and are subject to availability. Discount for multiple week stay in the same property.
CHECK-IN TIME: 4 PM
CHECK-OUT TIME: 10 AM

Check in is from 4 pm - 8 pm. Coordinate time of arrival with Property Manager for keys and check in package to be delivered at the property. Check-out is 10am. Late check-outs may be allowed if pre-approved by property manager.
Payments
All reservations require advance deposit of half the full rental amount within two weeks from date the reservation is made. Final payment is due 30 days prior to arrival. Personal checks accepted if received 30 days prior to arrival. Payments after 30 days may be applied to Visa/Master Card. Canadian payments must be in U.S. funds. A $45.00 service charge applies for all returned checks. Other arrangements agreed upon will be indicated on the final page of this agreement.
Accidental Damage Waiver
A $50 Administrative Fee is included in your rental price which includes our Accidental Damage Waiver. The damage waiver is limited to a maximum coverage of $1,000 per stay. All guests staying in the property (not to exceed maximum occupancy) will be covered by this waiver and will not be obligated to pay for accidental loss or damage to the rental unit or its contents.
The Accidental Damage Waiver does not include:
Intentional Acts, gross negligence or willful conduct.
Evidence of and/or damage caused by pets (pets are prohibited in rental properties).
Damage done by unauthorized groups.
Loss of use.

Loss or damage to guest's personal property or rental equipment brought onto the premises.
Normal wear & tear.
Damage to electric vehicles (golf carts).
Any damage caused by an action that violates local, state or federal laws.
Acts of God

Report all damages to the Property Manager by the day of check-out. The Property Manager will determine all necessary repairs. The property owner/s and the property manager are not responsible for the damage, loss or theft of personal property, including but not limited to automobiles, motorcycles, recreational vehicles, personal items and cash.
Cancellations & Transfers
If you cancel your confirmed reservation and the property is not re-rented, you forfeit half the basic rental amount. If property is re-rented, all money prepaid will be refunded. In the event your vacation is interrupted or cancelled due to imminent danger of a hurricane in the Grand Strand area, your payment will be refunded as follows:
Cancellation: Full payment will be refunded if paid by check. Credit card payments will be refunded less a 5% administrative fee.
Interruption: Refund will be based on number of nights not used.
In the event Agent or Owner is unable to deliver property to Tenant under this agreement because of fire, eminent domain or act of nature, or if the property is sold, removed from rental program, unavailable because of delay in construction, lack of water, sewer, services or any other reason beyond Agent's control, Tenant hereby agrees that Agent, and Owner's sole liability as a result of any of these conditions is the full refund of all considerations previously tendered by the Tenant pursuant to the terms of this agreement. Tenant expressly acknowledges that in no event shall Agent or Owner be held liable for any consequential or secondary damages, including but not limited to any expenses as a result of travel, cost of re-renting, etc.
Refunds will be processed within 30 days of request or cancellation.
Capacity of Accommodations
Properties are restricted to the number accommodates stated regardless of available bedding. Exceptions made only for infants. Misrepresentation will result in eviction without refund.
House Rules
Misrepresentation will result in eviction without refund.  
NO grilling on decks or porches.  
NO fireworks on any of the premises.   
NO phone calls charged to house phone.  
NO washing automobiles at house.  
NO motor home or camper hook up.
NO Smoking inside the house. Smoking is permitted outside and we ask that all guests respect the safety of everyone by properly extinguishing and disposing your butts after enjoying your smoke.
NO Pets. Pets are not allowed in the property unless pre-approved by the Property Manager in writing prior to your arrival. Misrepresentation will result in eviction without refund.

Parking
Parking of six vehicles under the house and on driveway. Additional parking in public parking spots adjacent to lot.
Linens & Housekeeping
Linens for all beds and departure cleaning service will be added to your rental rate at an additional charge of $200. Bath towels are provided for maximum occupancy. Beach towels are not included. Additional linens are available upon request. Damaged, lost or stolen items are the responsibility of the renter.
Units are equipped with vacuum and mop. Cleaning supplies are not provided. We request that the unit be prepared for departure by emptying the refrigerator, removing all trash, and starting the dishwasher.
Locked Closets
This house has private storage. These areas are absolutely not included in the rental.
Repairs
We cannot guarantee air conditioning or appliances. There are NO REFUNDS should they fail. We strive to keep them in good working condition and will do everything possible to repair any malfunction within a reasonable time frame.
Routine Maintenance & Agent Access
Owner, or its agents, may enter the premises for the purpose of completing necessary maintenance or for other necessary purposes. Oftentimes it is impossible to notify you in advance of this work. Occasionally, a vacation rental property is for sale and may be shown during your stay with us. Viewings are arranged in advance.
Rental Items
Grill, beach chairs, beach umbrellas, beach towels, and some additional items are available for rental by owner. Owner, or its agents, are NOT responsible for any items rented through an outside agency. Rental items belong to the rental company and should be treated with care. If rental item(s) are lost or damaged, you will be responsible for repair or replacement cost. The Accidental Damage Waiver does not cover rental items. Rental items generally are delivered and picked up from properties.
Lost & Found
Owner, or its agents, are not responsible for personal items left behind. Items not claimed after 30 days will be donated to a local charity. Any items requiring shipping will be given to a local mailing service for COD return.
Special Reminder
All town and community ordinances are to be observed. No vehicles allowed on dunes or beaches. No beach fires are allowed on the beach. Please use only beach access provided - do not walk on private property.

Electric Vehicles
Electric vehicles (e.g. golf carts) are subject to all laws and ordinances applicable to operations of a motor vehicle on public roads, including that all operators must possess a valid driver's license. Traffic laws and ordinances are enforced by local authorities. Guests shall comply with all applicable laws and ordinances, shall be liable for any damage or injury they or their invitees cause while operating an electric vehicle, and shall hold the homeowner, the optionee & its assigns free and harmless from liability for such damage or injuries. Damage to electric vehicles is not covered by the Accidental Damage Waiver.

THE PROPERTY MANAGER RESERVES THE RIGHT TO REFUND DEPOSIT, REFUSE RENTAL OR DISCONTINUE OCCUPANCY IF, IN THE AGENT'S OPINION, TENANT IS DETRIMENTAL TO PROPERTY.
